Chapter 115: Re-planning Nitan

~7 min read 1,299 words

As the computer turned on, a trace of shock appeared on Lu Chen's face, he couldn't help but chuckle, and then he sighed.

Looking at the "no internet" icon, it was truly a pity!

Various game icons occupied more than half of the computer screen.

Lu Chen sighed and, from the large pile of game icons, fished out that small statistical file—the very one from the employee's computer outside just now.

Uh, it has a password.

Lu Chen sighed; even the vast majority of the folders were password-protected.

The most outrageous part was that even the "Body Art" folder had a password!

Simply... inhuman!

Forget it, Lu Chen was already satisfied with his current gains; after all, he had Penicillin, which could solve the most fundamental technical problems for his entry into the pharmaceutical industry in the future.

There was also one piece of data he hadn't expected at all, but which would absolutely solve his networking problems.

That was the Blue Little Pill!

Of course, the problem now wasn't about taking these materials out, but rather re-planning Nitan; he couldn't let them just be a bunch of Textile Factories.

More investment was still needed!

Even a laboratory needed to be planned out together.

Lu Chen sighed; he really didn't want to be a fickle boss!

After exiting the portable space, Lu Chen immediately summoned Butler Wang.

"Butler Wang, tell Manager Zhao that he is back and to come to the study immediately."

Lu Chen waved his hand, returned to the study, and then took out the novel he had just printed from his portable space, reading it with great delight.

Comfortable!

If only he hadn't been afraid to bring out a cola, it would have been even more perfect!

What on earth did the author of this "Rebirth in Hong Kong Island: Starting from Selling Moissanite" write!

It's truly trash!

If there weren't any other entertainment activities, Lu Chen wouldn't be reading it at all!

Forget it, forget it, might as well just make do with it; who told him there aren't any good books to read in 1950.

It wasn't until Lu Chen had read to chapter 115 in one go that he heard a knock at the door.

He looked up, put down the novel, casually shoved it into the drawer, and tossed it back into his portable space.

"Chenhui, sit down first."

Lu Chen nodded slightly, then stood up, returned to the sofa, and sat down.

"BOSS."

Zhao Chenhui spoke softly, a trace of surprise flashing in his eyes.

He walked calmly to the side of the sofa and sat down.

Lu Chen reached out and pulled a Cigar from the box on the coffee table, tossed it to Zhao Chenhui, and then lit one for himself.

Only after the preheating was finished did he take a puff and exhale the smoke.

"Chenhui, how is the resistance over at Nitan?"

"It's alright for now, just a bit unstable, and there are occasional gang fights, but their skirmishes haven't affected us."

Zhao Chenhui responded softly.

"If we were to build a high-standard pharmaceutical laboratory and a production workshop, how much additional investment would be needed?"

After understanding the current operations of the company, Lu Chen asked softly.

He spread out the map of Nitan on the coffee table.

He circled an area near the Neutral Tavern.

"Stop construction on this plot for now; I plan to build a commercial complex here as an experiment."

"If we stop construction in this area, we can save 30 million pounds, but we will have one and a half fewer Textile Factories."

After looking at the construction plan, Zhao Chenhui quickly reported a cost.

Then, after a few minutes, he spoke again.

"If equipment isn't involved, building a high-standard pharmaceutical laboratory and production workshop actually wouldn't add much to the cost."

"The main issue is the equipment. Any of the new factory buildings we are constructing could serve as a pharmaceutical production workshop. I haven't looked into that part of the expenses; it will take some time to investigate."

Zhao Chenhui took a puff of his Cigar before continuing.

"The civil engineering cost for the laboratory is the lowest; the equipment inside might cost tens of millions, or even over a hundred million."

"This location is designated for the pharmaceutical factory."

Lu Chen paused before speaking softly.

"My ultimate vision for Nitan is to remove the vast majority of the factories and turn it into a laboratory and technology R&D center. The current plan is almost entirely factories, which we will have to tear down and rebuild in the future."

Lu Chen pointed on the map to the location where he had just stopped construction.

"This area will be the future commercial center; it will handle the vast majority of Nitan's living needs, so let's put the laboratory here—not too far and not too close. Adjust the orientation of this Textile Factory; that way, even if we remove two Textile Factories on this side, we can swap one factory on the other side for a pharmaceutical plant."

Lu Chen paused before speaking softly.

"The Textile Factories we are building now are to earn enough capital. It doesn't matter if we earn a little less, but we cannot have only labor-intensive industries."

"Then how about this: we swap this factory area with that one over there, and move the residential area to this side. That way, there will be a living area, the commercial area won't be too far away, and we can put the laboratory over here."

Zhao Chenhui frowned, and after a long while, he spoke softly.

"With this adjustment, we only waste about 4 million in costs, but by moving the commercial and residential areas within a street of each other, it will be more convenient for future renovations."

"Fine, you arrange it. Everything must prioritize quality. Don't be lax with the factory buildings just because of my previous decisions; even the temporary factories we build must be the best."

Lu Chen smiled, patted Zhao Chenhui on the shoulder, and said softly.

"For the design of the commercial district, I want a six-story underground structure, but the planning department must not know about our plan. You handle this matter; the construction team must be kept absolutely confidential."

Lu Chen paused before continuing to add a sentence.

"This underground structure will only keep one exit above ground. As for the blueprints, I will give them to you later. I will plan the above-ground portion and give it to you later."

"With current technology, if you want a six-story underground structure, our costs will increase to an astronomical price!"

Zhao Chenhui's expression was somewhat grave as he spoke in a low voice.

"If you were to build it, we basically have no possibility of keeping it hidden, unless you can keep the construction department from coming down to inspect, but that is almost impossible."

Lu Chen frowned and tapped the armrest lightly; after a long while, he spoke softly.

"Is there a possibility for us to realize it?"

"With current technology and the land conditions in Xianggang, three stories underground is achievable. After all, for every meter we dig down for those six stories, the difficulty will increase exponentially."

Zhao Chenhui spoke directly, almost without thinking.

"Three stories underground is about 10-12 meters below ground. Given the current geographical conditions and technology in Xianggang, it is barely achievable, but to go any deeper, we would need to hire the best architects in the world to design it; even standard technology wouldn't be able to achieve it."

"Fine, I will go consult with some professionals."

A trace of gravity also appeared on Lu Chen's face as he spoke softly.

"Stop work on this area for now; just proceed with the demolition."
